1. How can I file a BOR complaint form?

Complaint forms are available in the Document Center and can be filed by mail, email, or delivered to the auditor's office. If the complaint has been scanned, please contact us and a county representative will provide an email address to send as an attached document.

2. When can I file a BOR complaint?

Complaints can be filed through March 31st of each year (the date is extended to the next business day if the 31st falls on a weekend). If a complaint is filed by mail or certified mail, and has a United States postmark (on the envelope or sender's receipt) of March 31st, it will be considered filed on March 31st. A private meter postmark on an envelope is not a valid postmark for purposes of establishing the filing date.

3. What tax year can I file for?

Complaints are limited to the current tax year for which taxes are due, which is always for the previous year. For example, taxes due in 2014 are for tax year 2013.

4. If I am filing on a recent purchase or sale of property, what documents should I submit with my complaint?

The number of days the property was on the market, a copy of the closing statement, and the listing price for the property are all useful documentation. The information should be available from the realtor.

5. What should I expect once I have filed my complaint?

6. If I get a reduction in value, how do I get a refund or credit?

Once the Board of Revision has made a decision, the Auditor will adjust the record and a refund or credit will be issued. The refund process can take up to a month depending on the number of complaints.

7. What if I do not agree with the Board of Revision decision?

An appeal of the Board of Revision decision begins with filing the proper notice of appeal form with with the Ohio Board of Appeals or with the Court of Common Pleas. The appeal must be filed within 30-days of the date on the Board of Revision decision letter.

8. Does a Board of Revision value decision carry forward?

The decision is with the discretion of the Board of Revision. In many cases, the decision will carry forward until the next valuation update.

9. Do I need an attorney to file for a Board of Revision complaint?

There is no requirement that an attorney represent the claim before the Board of Revision. An individual always has the right to represent themselves for the complaint. In the case of a corporation, there are restrictions as to who can file the complaint and offer evidence on the value of the property.
